Well, these are reasonable questions to ask, and who better to answer them than the experts in the real estate market, the agent's themselves.
With years of experience and an opportunity to ask buyers directly what they want to see in homes that are being offered for sale, why would we possibly ignore the advice that their expertise offers us?

Sixteen and a half years

7-800 or so
What do you love about the real estate industry?
I love negotiating & extracting as much as I can from people.

What is the philosophy of your agency? What makes you differ from other agents?
We work out ways to get properties out to parts of the market that will value it the highest. We always ask for more… While that may be run of the mill in Melbourne, we are told by the buyers we deal with, it is quite the opposite in Ballarat.

What is the most important piece of advice you would provide to a seller who is getting their property ready to go on the market?
Spend an extra couple of weeks detailing it & attending to every possible psychological obstacle. Spending the money to present your property, pays off both financially & makes the sale of your property a swift one. Long arduous sales take their toll on any family or relationship & can ultimately effect price achieved (sometimes by more than 10%).
What is one common preparation item that is overlooked?
I have a few; gardens not being well trimmed & mulched, rooms over-cluttered with furniture, dirty windows & dog odours..
What is one key presentation feature that prospective purchasers often remark on?
Properties where any owner has cleaned meticulously, gardened, has de-cluttered & shown a lot of effort. Of course having stunning pieces in it like yours Jo, helps a lot!! Thankfully most of our owners do this & generally these properties sell well. It does make me proud though when buyers comment on how all our properties are so beautifully presented.
