Everyone selling a property has similar questions, but the most common question of all, the one we all want the answer to is, how can I sell my property quickly and ensure that I get top dollar. Well, these are reasonable questions to ask, and who better to answer them than the experts in the real estate market, the agent's themselves.
With years of experience and an opportunity to ask buyers directly what they want to see in homes that are being offered for sale, why would we possibly ignore the advice that their expertise offers us?
Welcome to our feature agent profile of the week with Karen Eaton of Ballarat Real Estate.
Each week we will be profiling an experienced agent and asking the tough questions - the ones that will give us the answers and information we really need to know when getting our property ready to sell.
Karen has generously agreed to provide his expertise and insight into the real estate market and provide all of us, who are preparing to sell our homes with valuable information that will ensure that our property has the edge in a competitive market.
So, with the introductions complete, let's get into the questions that we all want to know the answers to...
"Tell us a little about yourself..."
How long have you worked in the industry?
5 years in Real Estate with over 20 years’ experience in the finance industry.
Can you estimate how many properties you have sold in your career?
I have negotiated around 300 homes over that time.
What do you love about the real estate industry?
I'm passionate about helping people move on – whether it’s for a change of lifestyle; to find the home of their dreams; or for wealth creation and building a property portfolio.
"Share a couple of key points about your agency..."
What is the philosophy of your agency, Ballarat Real Estate? What makes you differ from other agents?
A family owned business, Ballarat Real Estate is a traditional agency that offers an unbeatable level of property expertise - with our internet domain address that ranks us number 1 on google; open 7 days a week; prominent office location on the main corner of Sturt St, and a large network of offices within the Property Profile Group, you can be guaranteed of gaining the best possible result as more buyers come to our door.
"Please share your secrets to success that every property seller should know..."
What is the most important piece of advice you would provide to a seller who is getting their property ready to go on the market?
It’s important to step back and look at the fundamentals of what real estate is all about, and that’s getting the best price for their home. It’s all about numbers; the more interest, the better the price! Creating a home that is well presented and realistically priced in the market.
What is one common preparation item that is overlooked?
Space – most buyers are looking for open spaces and room to move. They sometimes find it hard to overlook vendor’s furniture or ‘clutter’.
A home is how we comfortably live, but once on the market it needs to become an inspiration to others, and be attractive to various buyers who have different reasons for buying.
What is one key presentation feature that prospective purchasers often remark on?
Neat, tidy and stylish presentation – regardless of the value, if a home is inviting, buyers will feel comfortable and therefore more interested. A focus on the main living & kitchen area is ideal, creating as much space as possible, as this is where we spend most of our time in a home.
We thank Karen very much for her time this week and for sharing her valuable insights into how we can best prepare our properties for sale.
