Everyone selling a property has similar questions, but the most common question of all, the one we all want the answer to is, how can I sell my property quickly and ensure that I get top dollar. Well, these are reasonable questions to ask, and who better to answer them than the experts in the real estate market, the agent's themselves. With years of experience and an opportunity to ask buyers directly what they want to see in homes that are being offered for sale, why would we possibly ignore the advice that their expertise offers us? Welcome to our feature agent profile of the week with Will Munro of Ray White. Each week we will be profiling an experienced agent and asking the tough questions - the ones that will give us the answers and information we really need to know when getting our property ready to sell. Will has generously agreed to provide his expertise and insight into the real estate market and provide all of us, who are preparing to sell our homes with valuable information that will ensure that our property has the edge in a competitive market. So, with the introductions complete, let's get into the questions that we all want to know the answers to... "Tell us a little about yourself..." How long have you worked in the industry? 4 years Can you estimate how many properties you have sold in your career? 250 What do you love about the real estate industry? Every day is different, fast paced, dealing with a variety of people, the feeling you get when you’ve assisted buyers & sellers taking the next step either upsizing or downsizing; And seeing some beautiful homes! "Share a couple of key points about your agency..." What is the philosophy of your agency? What makes you differ from other agents? We pride ourselves on providing outstanding service, being transparent throughout the course of each & every sale. "Please share your secrets to success that every property seller should know..." What is the most important piece of advice you would provide to a seller who is getting their property ready to go on the market? Less is more! First impressions count! Put yourself in the buyers shoes, make sure from the moment you pull up at the front of the home and walking through it, they feel they can move straight in. This might mean, painting a couple of walls, spending a day in the gardens, decluttering a few rooms. What is one common preparation item that is overlooked? Decluttering. It is totally understandable that people live certain lifestyles and in different ways, but for those few weeks you have your home on the market, decluttering your home is key to getting a great result. What is one key presentation feature that prospective purchasers often remark on? Cleanliness and the way the home is presented with furniture and decorative pieces. When you spend the time styling each room, you will find the room will feel bigger and buyers love that because they will start to picture themselves living there. We thank Will very much for his time this week and for sharing his valuable insights into how we can best prepare our properties for sale.
