Questions such as which agency and agent, type of sales campaign, marketing strategies and whether to hold open for inspections or private showing only, all need consideration.
Once these issues are addressed, the most common concern our clients express at the beginning of any project relates to whether they will increase the selling price of their home by engaging a property stylist to prepare and present the property for sale. To be honest, despite our honest belief in the benefits property preparation and styling offers, this can be a tough question to answer, because in many cases there simply isn't the data available to draw an irrefutable, direct conclusion. That is until now. One thing is for certain, when selling our homes, prospective purchases will inspect and assess every aspect of our homes, looking for clues as to how the home has been maintained and whether there are likely to be any hidden or unexpected issues that they should be aware of.
Part and parcel of this is the inspection of household appliances, which are generally part of the chattels that transfer ownership with the home. Not only do purchasers want to see appliances that are clean and in good working order, it should not be underestimated what a prospective purchaser will read into the condition of these appliances, in relation to all other areas of the home. The more listed homes I have seen over the years, the more I have come to realise that there are a few preparations that really should be tackled due to their big impact on the presentation of a property, but for some reason, are frequently overlooked
This post is all about sharing with you my 3 big impact preparation pointers that sellers most commonly overlook when getting their homes ready to sell, along with why they are so crucial. I think it is fair to say that there is no harder room in the house to keep clean during a sales campaign than the kitchen. There is simply no way around it, we still have to cook and wash up and the inevitable pile of paperwork & other odds & ends seem to pile up on the bench tops despite our best intentions.
Having a good plan and a few tricks up our sleeve before we put our homes on the market can go a long way to minimising the stress and making sure our kitchens are always 'inspection ready'. At a crossroads and ready to move forward, my client was finding that the lack of a sale was really keeping life at a stand still. It was difficult to accept that after two separate sales campaigns, through two separate agencies over the proceeding two years, why this family style property in a premium location, walking distance to the best schools, was not being snapped up.
My client felt that the feedback provided by each of the previous agents were merely excuses as to why a sale had not been achieved or why a low offer should be considered. 30 Second Secret to Success - How to Sell Your Property with Michael Wilson of Hayden Real Estate24/5/2016 Everyone selling a property has similar questions, but the most common question of all, the one we all want the answer to is, how can I sell my property quickly and ensure that I get top dollar. One of the most frustrating and stressful aspects of selling your home is the need to keep everything in display-home presentation condition, every minute, of every day during your sales campaign.
Obviously, it is vital to the success of your sales campaign that the house is clean and beautifully presented every time that someone inspects. We also have to be realistic and acknowledge that there will be occasions where a short notice inspection is inevitable. It’s all part of the process. Now that you've prepared a plan, repaired, painted, and assessed your floor and window coverings it’s time to look at everyone’s least favorite topic – cleaning. The only thing more off-putting (and therefore price reducing) for a potential buyer than a property that has not been well maintained is a house that is not display-home clean. No-one (and I really mean no-one) likes the idea of having to clean a property before they can even move in and a sparkling clean home creates the impression that yours is the best cared for house on the market. This equals nothing to worry about for your buyer, which sets them at ease and translates to a higher sale price for you. Although it is not the most appealing job to tackle, think of it like getting a jump start on your move and having these tasks done now will simply mean be fewer things to do when the time comes to move after your very quick sale. 'It is important to remember that potential buyers will be going over your home with a fine tooth comb. It is best to assume that they will be looking in, under, over and through every part of your house and the task of cleaning needs to be approached with this in mind.'The following list includes some room-by-room tips for cleaning items which should not be overlooked:
