Everyone selling a property has similar questions. The most common question of all - the one we all want the answer to - is: "how can I sell my property quickly and ensure that I get top dollar?". Well, who better to answer them than the experts in the real estate market, the agent's themselves. With years of experience and an opportunity to ask buyers directly what they want to see in homes that are being offered for sale, we ask local agents to share their expertise. Each week we will be profiling an experienced local real estate agent and seeking their valuable insight and they will offering us the answers and information we really need to know when getting our property ready to sell. This week we welcome you to our featured agent profile of the week, with Luke Veal of Paterson & Veal Ballarat. Luke has generously agreed to lend his experience and insight into the real estate market to provide those of us who are preparing to sell our homes, with valuable information, that will ensure that our property has the edge in a competitive market. So, with the introductions complete, let's get into the questions that we all want to know the answers to... "Tell us a little about yourself..." How long have you worked in the industry? I’m half way through my eleventh year as a real estate agent (and with Paterson & Veal for 2 ½ years) Can you estimate how many properties you have sold in your career? I have kept very accurate records of every single one of my transactions so far, and I know exactly how many properties I’ve sold to date! If I were to achieve my year’s average number of sales again this year, I will reach sale number 1,000 in just over 12 months’ time. What do you love about the real estate industry? I love people and I love real estate, so this industry allows me to amalgamate one with the other. It’s very rewarding and a lot of fun too. "Share a couple of key points about your agency..." What is the philosophy of your agency? What makes you differ from other agents? We know that people remember you for the way you made them feel. To that end, we have an office philosophy and culture of treating the other person as we’d like to be treated ourselves. When you unpack this idea, it holds massive implications in how we do business. We are not a real estate warehouse as such, but are more focused on being boutique, bespoke, measured and driven by excellent results rather than hasty sales just to get the numbers up in order to satisfy head office located in metropolitan Melbourne or interstate. "When Selling Real Estate, what are the secrets to success that every property seller should know..." What is the most important piece of advice you would provide to a seller who is getting their property ready to go on the market? I’ve got 2 pieces of advice –
What is one common preparation item that is overlooked? Giving attention to those first impressions is an element that is quite often overlooked and it can often start from the street – the condition of the fence, the length of the grass, the weeds, the dripping gutters and so on… Sometimes, this is a mind-set, so repair anything that can reasonably be fixed in order to prevent a buyer from believing the home is not worth what is being asked for it. What is one key presentation feature that prospective purchasers often remark on? Someone looking through your home (and female buyers are particularly good at this) will very quickly be able to determine if the property “feels” like home. To achieve this, the home will need to be clean, tidy, have a great colour palate, smell good, be lived in (but not cluttered) and not show too many signs of being in a state of disrepair. Remember when selling, the presentation and condition of your home needs to be commensurate with the top price that you are asking. If a buyer struggles to come to terms with the price tag on the home because the quality isn’t there, the home runs the risk of languishing on the market – unless of course, the location is pure gold!
