Everyone selling a property has similar questions. The most common question of all - the one we all want the answer to - is: "how can I sell my property quickly and ensure that I get top dollar?". Well, who better to answer them than the experts in the real estate market, the agent's themselves. With years of experience and an opportunity to ask buyers directly what they want to see in homes that are being offered for sale, we ask local agents to share their expertise. Each week we will be profiling an experienced local real estate agent and seeking their valuable insight and they will offering us the answers and information we really need to know when getting our property ready to sell. This week we welcome you to our featured agent profile of the week, with Matthew Edwards of PRD Nationwide Ballarat. Matt has generously agreed to lend his experience and insight into the real estate market to provide those of us who are preparing to sell our homes, with valuable information, that will ensure that our property has the edge in a competitive market. So, with the introductions complete, let's get into the questions that we all want to know the answers to... "Tell us a little about yourself..." How long have you worked in the industry? I began in the industry 9 years ago and I’ve been with PRD for 8 years now. Can you estimate how many properties you have sold in your career? I'd say somewhere between 400-500 What do you love about the real estate industry? I love the variety of people you meet and the properties we sell, the thrill of selling someones property and what it means to them to sell their biggest asset. The industry provides good work/life balance and flexibility. "Share a couple of key points about your agency..." What is the philosophy of your agency? What makes you differ from other agents? Customer Service is our #1 driver for our agency. We are constantly striving to find new ways to make the selling and buying process as smooth as possible for people. I think I differ to other agents with my down to earth nature, I don’t sugar coat anything or go in with a big selling spiel. Instead, I prefer to have normal, relaxed conversations with people, find out their needs and then advise them how I can help. "When Selling Real Estate, what are the secrets to success that every property seller should know..." What is the most important piece of advice you would provide to a seller who is getting their property ready to go on the market?
What is one common preparation item that is overlooked? Clutter, everyone has their own standard or living but being able to show of the size of the rooms in your home is important to buyers so that they can visualize where their own furniture etc will go. Declutter your home as best you can, you don’t need to make it look like a display home if you still live in it but the items that don’t need to be out – put them away. What is one key presentation feature that prospective purchasers often remark on? I find that purchasers always comment on the cleanliness and presentation of kitchens and bathrooms. If these areas are well cared for then the buyers generally assume the rest of the house has been cared for too. Its usually the 2 main areas where people want to update or renovate so if you can show these off in their best light it will go a long way.
