Everyone selling a property has similar questions. The most common question of all - the one we all want the answer to - is: "how can I sell my property quickly and ensure that I get top dollar?". Well, who better to answer them than the experts in the real estate market, the agent's themselves. With years of experience and an opportunity to ask buyers directly what they want to see in homes that are being offered for sale, we ask local agents to share their expertise. Each week we will be profiling an experienced local real estate agent and seeking their valuable insight and they will offering us the answers and information we really need to know when getting our property ready to sell. This week we welcome you to our featured agent profile of the week, with Sam Young of hockingstuart Ballarat. Sam has generously agreed to lend his experience and insight into the real estate market to provide those of us who are preparing to sell our homes, with valuable information, that will ensure that our property has the edge in a competitive market. So, with the introductions complete, let's get into the questions that we all want to know the answers to... "Tell us a little about yourself..." How long have you worked in the industry? Just under 12 months. Can you estimate how many properties you have sold in your career? 30 What do you love about the real estate industry? The one thing I love about this industry is meeting new people every day and helping them through the process of buying and selling. Selling and buying properties is a big thing in someone’s life so being able to help people through that process is an amazing feeling. "Share a couple of key points about your agency..." What is the philosophy of your agency? What makes you differ from other agents? We pride ourselves on our Integrity. One thing I love about being at hockingstuart is that we are passionate about getting the absolute best result for our vendors. It is very easy to put a For Sale sign up and make a deal with a buyer, but we go the extra mile and work extremely hard on keeping the Vendors up to date with every detail, ensuring we get them the highest possible result – as that is what is most important to them. "When Selling Real Estate, what are the secrets to success that every property seller should know..." What is the most important piece of advice you would provide to a seller who is getting their property ready to go on the market? Make your place look “Move In Ready.” Today’s society is a visual learning society. This means that your house has to show the way they imagine the place to look like. A well-presented home and quality marketing will help a lot. If you go the extra mile, the property will sell quicker and for more money. What is one common preparation item that is overlooked? Unfortunately the smell, pet and strong food smells can be a real put off for potential buyers. You don’t want your home smelling like a restaurant. Get your home smelling great with a scented candle. What is one key presentation feature that prospective purchasers often remark on? Styling, it is amazing how many comments I get at open homes regarding the styling of the home. Buyers are going through a lot of homes on a Saturday and if you have your home styled well they will definitely remember it. They often say “it feels like a display home”.
