Everyone selling a property has similar questions. The most common question of all - the one we all want the answer to - is: "how can I sell my property quickly and ensure that I get top dollar?". Well, who better to answer them than the experts in the real estate market, the agent's themselves. With years of experience and an opportunity to ask buyers directly what they want to see in homes that are being offered for sale, we ask local agents to share their expertise. Each week we will be profiling an experienced local real estate agent and seeking their valuable insight and they will offering us the answers and information we really need to know when getting our property ready to sell. This week we welcome you to our featured agent profile of the week, with Shani Stevens of Harcourts Ballarat. Shani has generously agreed to lend her experience and insight into the real estate market to provide those of us who are preparing to sell our homes, with valuable information, that will ensure that our property has the edge in a competitive market. So, with the introductions complete, let's get into the questions that we all want to know the answers to... "Tell us a little about yourself..." What made you decide to get into the industry? My father was a Real Estate Agent for over 30 years and when I was younger I worked with him of a Saturday to earn some extra money. I became hooked on real estate. I purchased my first block of land at the age of 19 and have bought and sold many properties of my own since then. I love interacting with people and being a real estate agent gives me the opportunity to include both my passions. What do you love about working in the real estate industry? I love working with people through the process of buying and selling property. Although I never pursued a career in psychology, I believe having a psychology degree has been so beneficial in assisting me in dealing with people. There are a myriad of reasons people sell or buy a home. Some of those reasons can be happy and exciting, however some can be extremely sad and emotionally taxing on the client. "Share a couple of key points about your agency..." What do you love about the real estate industry? I love dealing with people. I really love meeting new people and finding out all about them and what their real estate goals are. I love being in their lives during the process, and always keep in touch after. It’s about the people. What is the philosophy of your agency? What makes you differ from other agents? My point of difference is that I approach the buying and selling of real estate from the perspective of my clients, not from my perspective as their sales agent. I have bought and sold properties and some of those experiences have been wonderful, and some really awful. I find if I put myself in their shoes and approach everything from their perspective they end up very satisfied with the result I achieve. "When Selling Real Estate, what are the secrets to success that every property seller should know..." What is the most important piece of advice you would provide to a seller who is getting their property ready to go on the market? Seek advice from your agent as to what does and doesn’t need to be done. Many sellers become overwhelmed by what they think needs to be done to get their home ready for the market. Quite often they spend time and money on things that are not going to get them any better result and really could be left as they are. What is one common preparation item that is overlooked? The garden and entrance to the home. The old cliché that first impressions count really is true. Decluttering would have to be a close second. What is one key presentation feature that prospective purchasers often remark on? Everyone loves a home that is bright and open when they are looking to buy. Even the smallest of homes can appear open with the right layout and furniture pieces. Bright, open rooms have a really happy vibe whilst the opposite is true for a dark, overcrowded and cluttered room.
